What is conveyancing?

Conveyancing is the legal process of dealing with property ownership which often but not always means transferring from one party to another. It covers all contracts, searches, title checks, mortgages, exchange of contracts, and completion, ensuring your legal rights are protected.

How does the conveyancing process work?

1. Initial checks & contract preparation:

We review contracts, property information, and supporting documentation. For buyers, we carry out searches and review mortgage offers.

2. Exchange of contracts:

Once both parties agree, contracts are exchanged. Buyers usually pay a deposit at this stage.

3. Completion:

Funds are transferred, keys handed over, and post-completion formalities (Land Registry, Stamp Duty) are completed.

Each transaction varies depending on mortgages, leasehold status, shared ownership, and chain complexity.

Conveyancing Costs – Summary

We offer transparent, fixed legal fees. Figures exclude VAT and third-party costs.

Typical legal fees:

  • Sale of property (up to £200,000): £1,125 excluding VAT (+£225 VAT = £1,350 total) + mortgage redemption fee £120 (if any)

  • Purchase of property (up to £200,000): £1,125 exc. VAT (+ £225 VAT = £1,350 total) + acting for mortgage fee £199 (if any)

  • Re-mortgage (up to £500,000): from £899 exc. VAT (+ £179.80 VAT = £1,078.80 total)

  • Transfers of equity: from £600 exc. VAT (+ £120 VAT = £720 total)

Additional costs:

Common Legal fees supplements

  • AML/KYC check fee: £30 excluding VAT (+ £6 VAT = £36 total) per person

  • Leasehold transaction fee (under £1,000,000): £275 exc. VAT (+ £55 VAT = £330 total)

  • Unregistered title fee: £250 exc. VAT (+ £50 VAT = £300 total)

  • New build/shared ownership fee: £350 exc. VAT (+ £70 VAT = £420 total)

  • Bank Transfer fees: £45 exc. VAT (+ £9 VAT = £54 total)

  • SDLT fees: £125 exc. VAT (+ £25 VAT = £150 total)

Common Disbursements (third-party costs):

  • Searches: approx. £400-500 excluding VAT (£480-£600 including VAT).

  • Land Registry & registration fees (varies)

  • Stamp Duty Land Tax / Welsh equivalent

  • Land registry entries: 7 + VAT per document

Each transaction is unique. Leasehold status, shared ownership, lender requirements, and number of mortgages may affect the final fee.
